East Laundry Room

The east laundry room will be closed for several days starting Tuesday, March 21, 2023, for sewer line replacement. This is expected to take 2-3 days.

IT WILL BE LOCKED AT 10PM MONDAY NIGHT MARCH 20

Make sure your laundry cycles are timed are so all your belongings are removed prior to 10PM.
During that period, the west laundry room between 1405-1407 is available.

WATER PROBLEMS - Spa & Laundry, east side

EAST LAUNDRY ROOM - We have had repeated small floods in the east laundry room. The plumber couldn't find a definitive cause. The washers do not seem to be the cause. The suspicion is on the drain somewhere along the way. We will inspect it as soon as possible. In the meantime, we decided to keep the laundry room open. You'll note that the cover panel for the center wall has not been put back in place since a small backflow is still possible. Marge and many members of the board were there with the plumber and are aware of the situation. - FEB 18 UPDATE: Out of 5 washers, 2 are out of service

EAST SPA CLOSED - There is a serious leak from the east spa. We're not able to maintain the water level. We don't know if this could be related to the recent backflow in the nearby laundry room but it's an odd coincidence. Since it doesn't make sense to keep it open, it has been shut down and locked. Please use the west spa in the meantime.

We will re-evaluate once our facilities have been inspected and we'll keep you informed. Please spread the word and don't forget to write to us if you notice anything, it's very helpful.

NEW RENOS APPROVAL REQUIREMENT

Most of you have now received a letter about “Unit Renovations/Architectural Changes”. Here’s a summary.

We discovered some unit renovations that are not in compliance with the city codes, affecting the safety and integrity of our buildings. In accordance with the CC&Rs* and effective immediately, it is now mandatory to submit an “Architecture Application” (form forthcoming) detailing all interior improvements affecting mechanical or service systems (electrical, plumbing, etc.) with contractors license numbers, PRIOR to performing any work.

While we work on that form, please send us a letter describing the intended improvements for evaluation. You'll receive an approval/denial response within 60 days, as per the CC&R. Refer to our letter dated February 14, 2023 for more details.

SOUTH POOL HEATING

South Pool

During an executive board meeting on February 11, 2023, an agenda item was the recently signed pool contract and the south pool’s lack of heated water. The heating system broke down about 2 weeks ago and we realized that we forgot to make an announcement. Our new service provider who has a much broader expertise has been assessing the situation and is experiencing supply chain issues where some parts are not available, as well as there are other equipment problems being uncovered. We’re anticipating repairs to take several more weeks.

Although not ideal, other systems are working on the south pool so it's still “usable”. We ask that you communicate to those around you, as well as notifying your tenants/visitors that for the foreseeable future, only the north pool will be heated and is fully functional.

Additional information and updates will be forthcoming in the March 11 general board meeting.

Southern California Edison will be replacing a transformer on the Ranch Club Palm Estates property on January 5, 2023. As a result, they will be shutting off the electricity between 9:00 a.m. and 3:00 p.m. to the following areas:
• Buildings 1405-1407-1409
• West laundry room
• Both WEST electric vehicle gates: South gate #1 (Chia) and North gate #6 (DAP)

PLEASE NOTE:
• South vehicle gate #1 on Chia will be left open during this time
• North gate #6 (DAP) will be kept CLOSED and will NOT be usable during this time, for security purposes
• Users of medical devices requiring electricity should ensure they have an alternative source of power

WEST SPA CLOSURE

West Spa

The west spa will be closed starting Monday, September 26, 2022.

We'll start draining it for updates and replastering. The closure is expected to take approximately 6-8 weeks, with a planned reopening between early to late November, right before the winter season.

As a reminder, NO GLASS is allowed in the pool/spas area. Only plastic or aluminum containers.

ELECTIONS - CALL FOR NOMINATIONS

Every year, we have seats on our Board of Directors that are open for elections. This year, 2 out of 5 seats are up for a term of 2 years. Dave our Treasurer is running for re-election but Karl our tech-savvy Director is leaving after 4 years but will continue to maintain our website.

“Notification for self-nominations” letters have been sent. If you’d like to run, follow instructions and send your nomination on or before November 14, 2022 by 4 p.m. The election is to be held on January 14, 2023. You can also download the PDF application form below. Make sure you meet our eligibility requirements set forth in the HOA’s Election Rules.

Note that “member seats” are up for election, not “positions”. Once the election is over, the Board meets and assigns positions to members according to their expertise, preference, and availability. Do not hesitate to run regardless of positions to fill. Physical presence is not required to be a Board member.

We have a well managed self-governed HOA but we need people to run to keep it that way!

HAVE PETS?

The risk to pets is minimal, however...
• Keep them away from baited areas for 24 hours following treatment so they do not consume the bait
• Keep them on sidewalks, don't let them walk on grass or desert gravel on the exterior of the Ranch Club
• The effectiveness of the treatment will be reduced if the bait is picked up on their paws or is diluted with urine

TREE TRIMMING OPERATION

THURSDAY MARCH 10, we’ll be starting an important general tree trimming operation in accordance with the Landscaping Committee’s evaluation.

Here are key items:
• First priority: trees touching roofs
• Remaining fruits: put in the pool area for pick up
• For some citrus trees: reshape, light pruning, selective blossoms cuts to ensure next year’s crop
• Removal of dead or dying trees & plants, and some stumps
• No timeframe

URGENT NOTICE - PATIO ACCESS

Pursuant to California Senate Bill 326, complex decks and walkways now require safety inspection. Today, Thursday, January 13, 2022, the firm hired by the HOA will be on site to perform this inspection. The inspection today will be visual and non-intrusive, but will require the inspector to walk through the LOWER PATIOS AREAS. We apologize for the late notice. Thank you.
