TREE TRIMMING OPERATION

THURSDAY MARCH 10, we’ll be starting an important general tree trimming operation in accordance with the Landscaping Committee’s evaluation.
Here are key items:
• First priority: trees touching roofs
• Remaining fruits: put in the pool area for pick up
• For some citrus trees: reshape, light pruning, selective blossoms cuts to ensure next year’s crop
• Removal of dead or dying trees & plants, and some stumps
• No timeframe

Pursuant to California Senate Bill 326, complex decks and walkways now require safety inspection. Today, Thursday, January 13, 2022, the firm hired by the HOA will be on site to perform this inspection. The inspection today will be visual and non-intrusive, but will require the inspector to walk through the LOWER PATIOS AREAS. We apologize for the late notice. Thank you.

NEW BOARD
Today was the annual HOA meeting. 14 people participated on Zoom plus NLB Consulting who revealed our election results. 3 seats were open this year. Here’s your new Board for 2022:

A PREVIEW OF WHAT’S TO COME…

• More frequent communications to keep you updated on what’s happening at the Ranch Club
• We have agreed on optional Executive sessions every other month when required to speed up the decision process
• Refreshing of laundry rooms and/or gym
• Centralized directory of Ranch Club informations for future Boards
• And much more!
GREEN WASTE UPDATE
The city of Palm Springs is running behind on its implementation of the green waste bins, despite the new California state law that went live this January. We are waiting for more info but it seems it might not be ready before mid-2022. We'll keep you informed.

You've all noticed the east spa is still closed. The leak seems to be lower than previously thought so it's taking longer than expected. We're sorry for the inconvenience. We are still investigating. A service call has been placed. Plus an automatic safety feature on the drainage system popped up today, a coincidence. We're taking care of it right now. This week being Thanksgiving, if no other issue comes up and possible repairs are scheduled at a later date, we'll probably start it back sometime during this week temporarily. If we can't, please bare with us, we're doing our best. Thank you.

ELECTIONS - CALL FOR NOMINATIONS

Every two years, seats on our Board of Directors are open for elections. This year, 3 out of 5 seats are up for election. Gavin (Vice-President) and David (Secretary) are running again, Robbin (President) is leaving after many years on the Board.
“Notification for self-nominations” letters have been sent. If you’d like to run, follow instructions and send your nomination before October 20, 2021 by 4 p.m. The election is to be held on January 8, 2022. You can also download the PDF application form below. Make sure you meet our eligibility requirements set forth in the HOA’s Election Rules.
Note that “member seats” are up for election, not “positions”. Once the election is over, the Board meets and assigns positions to members according to their expertise, preference, and availability. Do not hesitate to run regardless of positions to fill. Physical presence is not required to be a Board member.
We have a well managed self-governed HOA but we need people to run to keep it that way!

LAUNDRY ROOMS PAYMENT METHODS UPGRADE COMPLETE

Laundry Rooms
We have now completed the laundry rooms payment methods upgrade. You can now use the new Wash-Connect app on your phone (through bluetooth) or the Wash payment card. We had 3 main issues. Transparency is key so here are some details, plus a few things to consider:
ISSUE #1: SECURITY - TO BE DISCUSSED - Our goal was to remove the coin boxes (called vaults) to discourage robbers from breaking-in. As you’ll notice, only the washers were replaced with new machines. The old dryers have been retrofitted with a card reader in place of the coin slot. No more money but the “looks” are not what we expected. So we’re not convinced yet that this will meet our goal. The other solution would be new dryers as well, which we were not offered, and there’s a cost attached. If required, we’ll discuss this at our next meeting.
ISSUE #2: WASH CARD PAYMENT OPTION - DONE - A Wash payment card station is now installed in each laundry room.
• The card readers on machines will only read a Wash payment card that you refill at charging stations. Max refill of $50 at a time (to be confirmed).
• If you want or need one, there’s one free card per unit. Ask Marge, she’s keeping a register.
• You can buy extra cards at a station for $5 each, it’s a distributor as well
• Electronic chip or magnetic swipe bank cards are both accepted
• These stations have a cellular internet connection and this should help for the many issues we had like the “ERROR” red light on readers that is now resolved
ISSUE #3 - DRYERS DOWN - RESOLVED - It seems a glitch on the new app was preventing some machines from reading some users' funds on their phone. Not everyone experienced this but we were able to reproduce this problem ourselves this morning. It should be resolved soon for everyone, if not already. Contrary to some reports, the East room dryers were already in service with the new app since the wireless readers were temporarily installed inside the vaults. But it seems that even though at least one or more dryers were working in each room for some residents, others weren’t so lucky and had to finish their laundry elsewhere. We sincerely apologize for all the inconvenience.
THE LAST WORD: HOW IT WORKS - Like most HOAs, we are “renting” the laundry rooms to Wash. The Board is not involved or responsible for machines or any technical or payment issue. Now that everything should be back to normal, please follow instructions on posters and machines. When a machine has an issue, the best way to report it is through the app with the stickers and bar code on the machine. For other events, send us an email, it’s best for keeping track, or contact Marge.

In summary, this prohibits smoking of any kind in and around pools, spas, gym, tennis, laundry rooms, and the clubhouse. This copy is searchable so you can refer to it easily.

ANNOUNCEMENT - PARKING GATES CODE CHANGE

Parking Gates
Due to recent security issues, the code to open the parking gates will change:
MONDAY JUNE 21 AT 8:00AM.
This means the clickers will need to be updated on that date. We have taken every step possible for a smooth transition. Here, you can download the "public" instructions to update a clicker but the code is missing. The full instructions are available to download in our website "MEMBERS" section (password-protected access for owners only) or in our private Facebook group. It's a good time to join in if you haven't already. Share full instructions or the switch number to be changed with your renters. Please keep it private. Marge or James will also have the info.
