RANCH CLUB RULES SUMMARY

These are simplified excerpts from some of our rules for quick reference only.

Anyone inside the premises is considered to be aware of the full and detailed rules and have agreed to respect them.

FULL AND DETAILED RULES & REGULATIONS ALWAYS TAKE PRECEDENCE FOR ANY DISCREPANCY.

NOTE THAT ALL HOMEOWNERS...

  • Must be familiar with all full and detailed Rules & Regulations.

  • Must make sure their tenants and guests are aware of our rules and have access to copies.

  • Are responsible at all times for anyone visiting or staying in their unit or doing work related to their unit.

  • Are financially responsible for the violation of any rule by anyone associated with their unit.

  • Can be liable, lose privileges like common areas usage, or be fined by the Board.

A/C

  • A form must be filled prior to any replacement work

  • Board must approve all roof access

  • Owner is liable for any damage done by anyone for work related to their unit

  • No ladder on tiled roof sections

BALCONIES & PATIOS

  • Use restraint and good taste

  • Cleaned and uncluttered at all times

  • No storage of any kind

  • No clothing, laundry or towels

  • Only coordinated patio furniture, in good condition

  • No connection to common area electricity (it’s illegal)

BBQ

  • Private BBQ: Gas only
    (No charcoal/wood burning)

  • Pool BBQ: Clean up and turn off all gas jets after usage

BUILDINGS

  • No architectural changes, including vaulted ceilings

  • Any modification (floors, windows, etc.) requires the Board’s approval

CONDUCT & NOISE

  • Proper conduct at all times

  • Parents are responsible for their children

  • No obscenities, abuse, safety hazard, or any disturbance

  • No loud, offensive, vulgar or profane language/conduct

  • NEW! Earbuds mandatory at all times around pool/spas areas

DISH / ANTENNA

  • Application and Board’s approval required

  • Conditions apply for location, size, cabling, maintenance, appearance, and building integrity

GATES

  • Must be kept closed & locked at all times

  • Do not prop gates open

GYM

  • No food

  • No glassware

  • No smoking

  • Turn lights off and lock doors when leaving

  • Under 16: accompanied by 18+

LAUNDRY

  • 7 AM to 10 PM

  • Clean dryer filters after each cycle

  • No smoking

  • Use at your own risk

  • In-unit laundry installation is strictly prohibited

MOVING

Any damage to the property will be charged to the homeowner

PARKING & STORAGE

  • Spaces are assigned

  • One vehicle/space, including motorcycles

  • Visitors spaces:
    – No resident vehicle
    – 72-hour limit

    – Sunrise: If full, don't park next door

  • Use street for extra parking (Chia Rd)

  • No RV, boat, trailer, camper, oversized vehicles

  • Respect emergency vehicles red curbs

  • No on-site maintenance (except tire repair or battery recharging)

  • No on-site storage (use assigned storage unit and yours only)

  • Unlocked storage units will be locked at owner’s expense (Fire/Insurance regulations)

  • Illegal vehicles will be towed at owner's expense

PARTIES

Club House & Pool:

  • HOA gatherings have priority

  • Advance notice +approval by Board

  • You’re responsible for cleanup & trash

  • If cleaning required: $25+/h

 

Club House:

  • $200 refundable deposit

  • Party insurance certificate naming Ranch Club required

  • No trash/food left anywhere, including refrigerator

  • When leaving: turn off lights, A/C, heating, and lock doors

PETS

  • Max 2 pets per unit

  • Always on leash & accompanied

  • Poop/pee/exercise outside gated area

  • Clean up after your pet (it’s the law)

  • Any pet which injures, threatens, or disturbs, may be subject to removal (It’s the law)

  • No food/liquid outside

POOLS & SPAS

  • 7 AM to 10 PM

  • Appropriate swimwear

  • Plastic/aluminum containers only

  • No running, jumping, pushing or diving

  • No pets in gated pool/spas areas

  • No smoking

  • No reservations

  • No tampering with equipment

  • Anything left behind will be disposed of (pool toys, goggles, etc.)

  • Reset furniture back in place

  • Under 16: accompanied by 18+

  • NEW! Earbuds mandatory at all times

RECYCLING

  • Collapse and bundle cartons

RENTALS / LEASE

1) Minimum 15 consecutive days (14 nights)

2) Max 7 days prior of move-in:

  • Notify Board with (rental form required):

    – Nbr & name(s) of tenants

    – Their relationship

    – Length of stay

    – Vehicle info & registration

  • Provide tenant(s) a copy of our rules

3) Max 2 days prior of move-in:

  • Provide signed lease to the Board

SALES (YARD/GARAGE)

Prohibited without the Board’s permission

SIGNS

None, even on street if visible from property

Exceptions:

A) FOR SALE/LEASE:

  • Front window only

  • Professionally made

  • Max 2 sq. feet (ex.: 12 x 24 in)

B) OPEN HOUSE

  • Only when people in-charge are on-site

  • Front window/door/entry

  • Removed by 8 PM

  • Max 9 X 24 in

C) SECURITY

  • 1 per unit

  • Entrance only

SMOKING (ANY KIND)

Prohibited: pools, spas, gym, tennis, laundry, clubhouse

TENNIS / PICKLEBALL

  • 7 AM to 10 PM

  • Non-scuffing shoes

  • No food

  • No glassware

  • No smoking

  • No other games/toys

  • Any damage will be owner’s responsibility

  • Lock gates and turn off lights when leaving

  • Under 16: accompanied by 18+

TOYS

  • No roller blades, skates, skateboards, scooters, bicycles in common areas

  • No toys outside of a unit that creates a safety hazard or disturbance

  • Pools usage-specific toys only

  • No bicycles left outside (use bike room, at your own risk)

TRASH

  • Tied bags, in designated bins

  • No furniture, chemicals, paint, oil, or construction debris

  • No trash by front door/patio
